Projects in Development

Kajans is transforming under-used sites into places where people can live, learn, create and build lasting opportunity. Each development combines strong design with community ownership, social value and a clear response to local need.

The Muhammad Ali Site

A global legacy project rising from the ashes

The Muhammad Ali Site is a once-in-a-generation opportunity to create a destination rooted in courage, community and legacy. Inaugurated by Muhammad Ali, the site carries historic and cultural significance. Following the destruction of the original centre by arson, its renewal represents resilience, ambition and hope.

Acquired by Kajans in 2014, the former Birmingham City Council site is planned as a mixed-use development bringing together education, housing, enterprise, culture and public events.

The vision

  • A vocational studio college serving up to 300 young people.
  • Social housing for 52 young people.
  • An enterprise and incubation hub for 18 start-ups and social businesses.
  • An internal conference centre for up to 500 delegates.
  • An external plaza for festivals, markets and community gatherings.

More than a building, the Muhammad Ali Site is intended to become an economic and cultural engine: a Black-led, community-owned asset that honours history while creating opportunity for future generations.

Hospital Street

Independent living, rooted in a legacy of care

Hospital Street is a proposed supported-living development for young adults on the autism spectrum and people with learning disabilities. The site formerly housed a Birmingham City Council children’s home; the new vision honours that history by renewing its purpose for a new generation.

What the development will provide

  • Specialist homes with autism-informed layouts and sensory-considerate features.
  • Personalised pathways towards greater independence.
  • Shared spaces for life skills, social connection and community activity.
  • Co-produced support shaped with residents, families and practitioners.
  • Long-term community ownership, accountability and stewardship.

Hospital Street is designed as more than a housing scheme. It is a community-owned model of dignity, inclusion and lifelong opportunity.

Wilson Road

Two spaces. One vision for inclusive community renewal.

Wilson Road will bring two long-derelict buildings back into purposeful community use. Together, they are intended to support wellbeing, creativity, independent living and connection across generations.

Kajans Community Creative Hub

A flexible hub for health and wellbeing services, creative workshops and day-centre activity, with particular support for young people on the autism spectrum and older adults experiencing isolation.

YWITTAH — Young Women in Transition to Adulthood

Safe, affordable and supported accommodation for young women at risk of homelessness or facing difficult transitions into adulthood. Self-contained homes, shared spaces, mentoring and life-skills support will promote confidence and independence.

Wilson Road is a model of people-centred regeneration: restoring buildings while creating employment, learning, enterprise and a stronger sense of belonging.
